Inventories
The inventory is extremely important for both landlord and tenant alike.

It will extensively detail the description and condition of the entire property, fittings, white goods and furniture. Gardens and outbuildings are also detailed if necessary. The inventory is an important document as it will be used when the tenant vacates the property to create a check out report. A check out is only as good as the inventory supplied at the start of the tenancy and this will be used if there is a dispute at the end of the tenancy.

  • An Inventory is an accurate and detailed description of the decor, contents, fixtures and fittings. The inventory, incorporating photos, is compiled precisely detailing our bespoke report.

  • The Inventory forms the basis on which damage or dilapidation may be assessed at the end of a tenancy.

  • Without an inventory a landlord may have no legal entitlement, in the event of a dispute, to make deductions from a tenant's deposit at the end of the tenancy.
  • We meet the tenant at the property and go through the inventory with them room by room. We will make additional comments to the inventory where necessary.

  • At the end of the tenancy we take photos to show any damages or imperfections. The cleanliness is reported along with a schedule of condition.

  • Meter readings are taken. The report is signed by us and the tenant, agreeing on the condition of the property. The keys are then handed over to the tenant.
  • We meet the tenant at the property and go through the inventory with them room by room. We detail any changes which may have arisen from a comparison with the initial check in report and then decide on liabilities.

  • The state of cleanliness is noted and if necessary further cleaning maybe required.

  • If the tenant is present we will point out any areas which may affect their deposit. The report is then agreed and signed by the the tenant.

  • Final meter readings are taken. We obtain the keys from the tenant and return them to the instructing principal making sure that the property is secure.
  • This is a valuable option for landlords and estate agents who wish to check the condition of their property where tenants have been living there for a prolonged period of time.

  • We will visit the property and complete an overall schedule of condition.

  • We check for signs of subletting, malicious damage, unauthorised pets, smoking (if non smoking property) and ascertain the general level of care and cleanliness from the tenant.
